Plan Review Process
Plan review is one of the key tasks of the division. This function guides and evaluates major development applications for annexations, rezonings, and preliminary and final subdivision plans. The review process ensures projects are designed to meet City policies, public needs, the applicant's objectives, and applicable local and state regulations. City staff oversees the plan review process and coordinates with other departments, outside agencies, and other members of the Community Development Department.
Preliminary Project Review
The City offers free preliminary project review upon request. The proposed project is routed to all applicable departments for comments, and a pre-application meeting with the applicant is recommended to discuss the proposed project and any specific requirements, needs, or constraints associated with a particular site. This review allows the applicant to receive vital information prior to formal submittal.
Timeline
From the time the City receives a completed application, most zoning and plan approvals involving smaller projects take 45-60 days. Additional time is necessary for larger projects and those requiring a development or annexation agreement.
